Why these two share a page

Because Astrid works them as one area, and pretending otherwise would just be a way of making two pages out of one. Brambleton sits directly south of Ashburn, the drive between them is a few minutes, and a lot of her week moves between the two.

Ashburn

Ashburn is big and varied, and the neighbourhood matters more than the postcode.

Ashburn Village and Ashburn Farm are the established communities — mostly 1990s, mature, and by now at the stage where kitchens and bathrooms have either been renovated or haven't. Both are fine; they just need different amounts of time, and it's worth mentioning which when you call.

Broadlands and One Loudoun skew newer and larger, with more open-plan space. Open plan cleans faster per square foot than a warren of small rooms, which occasionally surprises people quoting by size alone.

The townhome stretches off Ashburn Village Boulevard mean three storeys and two flights of stairs. Stairs are consistently the slowest part of any townhome clean.

Brambleton

Brambleton is newer than most of Loudoun — largely built from the 2000s onwards — and that shapes the work in two ways.

First, the homes generally don't need the heavy establishing deep clean that older stock does. Plenty of Brambleton customers go straight onto a bi-weekly schedule.

Second, it's full of young families, which is the single biggest driver of frequency. Bi-weekly is the norm here; weekly is common with small children or dogs.

The townhomes around Brambleton Town Center bring the same stair problem as Ashburn's, and the single-family streets further out tend towards more bathrooms, which is what actually sets the length of a visit.

Move-outs

Both areas turn over constantly — a lot of rental stock, a lot of HOA-managed communities, and property managers who inspect to a form rather than a feeling. If you're at the end of a lease, work through the move-out checklist and hand Astrid whatever specific list your property manager gave you.
