Why an empty house is a different job

Every clean you've ever booked worked around furniture. This one doesn't have any, which sounds easier and isn't.

An empty house exposes everything the furniture was hiding — the carpet under the wardrobe, the wall behind the sofa, the inside of every cupboard that was full until yesterday. There is also no partial credit. A landlord or a buyer's agent walks in with a checklist, and cupboard interiors are on it.

Moving out

The point of a move-out clean is your deposit, and the person deciding is a property manager working through a form. Loudoun's rental stock is full of newer townhomes and single-family homes managed by companies rather than individual landlords, and those inspections are consistent and unsentimental.

Moving in

Less urgent, far nicer. The house has been emptied, the previous owner's "cleaning" has happened, and somewhere between those two things a lot of dust got moved around. Getting it properly cleaned before your furniture lands is the one chance you'll ever have to clean that house with nothing in the way.

If you're buying, book it for the gap between closing and the moving truck.

  • Inside every cupboard, cabinet and drawer — the thing inspections check first.
  • Inside the oven and refrigerator, where they’re empty and accessible.
  • All floors — including where furniture stood.
  • Bathrooms in full — scale, scum, grout lines, fittings.
  • Baseboards, door frames, switches and handles throughout.
  • Interior windows, sills and tracks.

Book it later than you think

The mistake people make is booking the cleaner for moving day. The house isn't empty on moving day — it's full of boxes, movers and the eleven things that didn't fit in the van.

Book the clean for after the property is genuinely empty and before the final walkthrough. If that's a tight window, say so when you call; it's a normal thing to work around and Astrid would rather know than discover it on the day.
